Tweed Ultima’s Terms and Conditions:

Please read these booking terms and conditions carefully as they incorporate the basis upon which bookings are accepted by Tweed Ultima Apartments.

TARIFF PRICES:
Prices are quoted in Australian dollars.  The rates are subject to change without notice until booking is confirmed by deposit.

HOW TO BOOK:
Reservations can be made by telephoning +61 7 55 993500, by email at info@tweedultima.com.au. or directly through our online booking icon.

All bookings must be secured by a valid credit or debit card at the time of booking. We accept payment via Visa & Mastercard. Diners & Amex are not accepted.

Full payment will be processed 7 days prior to arrival for low season bookings and 30 days prior for long stay and the following High Season bookings:

Christmas (19th Dec 2025 to 26th Jan 2026)

Australian Surf Life Saving Championships ( 20^th March 2026 to 30^th March 2026)

Cooly Rocks On (3^rd June to 7th June 2026)

Easter (3^rd April to 7^th April 2026)

TWEED ULTIMA APARTMENTS – CHECK-IN & CHECK-OUT TIMES:

Check-in time:             From 2.00 pm
Check out time:           Prior to10.00 am
Late check out:           An extra rate will apply (subject to availability)

All apartments at TWEED ULTIMA are NON-SMOKING within the apartment.  If not adhered to there will be an extra cleaning and deodorizing charge.

MAXIMUM OCCUPANCY is as follows:

1 Bedroom:     3 persons
2 Bedroom:     5 persons
3 Bedroom:     7 persons 

Cots and highchairs are available for hire and are accepted in addition to the maximum number of persons above.

IDENTIFICATION:
A current driver’s licence, passport, or other form of photo identification (ID) will be requested prior to check in to identify guest.  All credit card usage is to be accompanied by ID.  If you do not wish to use a credit card, you must arrange an alternative payment process, ensuring that any EFT money transfer or cheque is received by us five (5) working days prior to arrival and that you have adequate cash on arrival to cover the security bond/deposit of $500.

SECURITY BOND:
A credit card will be asked for at time of check in and will be used to cover incidental items such as (but not limited to):

Telephone charges

Any breakages or damage incurred during your stay

Any excessive cleaning charges, above the normal level of cleaning due to the apartment being left in an unacceptable state.

Any recreational charge e.g. Tours

Additional servicing charges.

If the guest cannot provide a credit card as a guarantee, a cash security deposit of $500 will be required along with photo identification. This security deposit will be refunded on departure once the apartment has been inspected by Staff.

SERVICES PROVIDED:
Housekeeping & linen service will only be provided to guests staying more than  (7) nights or more at which a mid-stay service clean will be provided. If extra servicing is required additional charges will apply.

CANCELLATION POLICY:

Low Season – If cancelled more than 7 days prior to arrival: full refund will apply. If cancelled less than 7 days prior to arrival: no refund will apply.

High Season – If cancelled more than 30 days prior to arrival: full refund will apply. If cancelled less than 30 days prior to arrival: no refund will apply.

Long Stay (Over 4 weeks ) – If cancelled more than 30 days prior to arrival: full refund will apply. If cancelled less than 30 days prior to arrival: no refund will apply                     

No-shows: full tariff is charged.  Guests who reduce length of stay once in-house will not receive a refund on nights booked and paid for.

DESCRIPTIONS, PHOTOGRAPHS & MAPS:
Descriptions given are based on information available at the time of publishing and may vary or change at any time.

All apartments at Tweed Ultima are privately owned, therefore through designated owner usage we are unable to guarantee a specific unit to a guest.  We will however consider all reasonable requests and endeavour to satisfy your wishes. 

Please note all our apartments are of the same standard yet different aspects.

TRAVEL INSURANCE:
We recommend that at the time of booking you consider purchasing a travel insurance policy of your choice.  Travel Insurance can be purchased from any travel agent or online.

UNACCOMPANIED MINORS:
A child who is travelling/staying without the accompaniment of an adult over the age of 18 years is considered by most airlines/hotels as an unaccompanied minor/s.  Unaccompanied minor reservations are not accepted by Tweed Ultima.

LIMIT OF LIABILITY:
We do our best to ensure your booking arrangements are satisfactory however, Tweed Ultima does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses, or inconvenience caused directly or indirectly by any events which are beyond its control including, but not limited to, war, civil disturbance, terrorism, fire, floods, acts of God, acts of Government or of any other authorities, accident to, or failure of, machinery or equipment, maintenance requirements or industrial action.

SPECIAL CONDITIONS:
If Tweed Ultima cannot provide the apartment accommodation as requested, we will find alternative accommodation in another apartment type at the property. 

In the event that a guest fails to pay immediately upon demand, any amount owing to Tweed Ultima pursuant to the booking and accommodation (including without limitation those incidentals such as telephone, cleaning, etc., set out above),  Tweed Ultima reserves the right to deny access to the guest and ask that they vacate the premises.

If a guest or their visitor has caused damage to the property or disturbance to other guests/occupants of the property, Tweed Ultima reserves the right to ask the guest or visitor to leave and to forfeit any monies paid and will require the guest to pay for any damage caused.

If a guest/occupant behaves in an unacceptable or aggressive manner to other guests/occupants or Tweed Ultima staff or is suspected of carrying out illegal acts on the premises, that guest/occupant will be asked to leave and the appropriate authorities will be notified.  All monies paid will be forfeited.

Tweed Ultima does not accept excessive noise on the premises and does not permit parties.  Guests will be asked to vacate the premises without refund immediately if found to be creating excessive noise, having a party or exceeding the number of permitted guests.  This will be strictly enforced.  We ask you to contact reception should you experience other guests causing you discomfort.
