BOOKING CONDITIONS - All tariffs are per room per night and are subject to change without notice. Low season minimum 2 nights stay -High season minimum 5 nights stay. Cot/high chair hire $15 per night per item. Check In 2.00pm - Check out 10.00am. All bookings require a minimum deposit of $200. (Please note : High season is from 24/12/2010 to the 11/1/2011and 03/06/2011 to 14/06/2011 minimum $500 deposit required for high season booking. Long stay (4 weeks or more) bookings require 1 weeks deposit to secure.

Shoulder season is from 16/9/10 - 4/10/10, 21/4/11 - 26/4/11.

CANCELLATION POLICY -

Low Season	If more than 3 days notice full refund less $50 administration fee. If less than 3 days notice no refund of deposit.
High Season	If more than 14 days notice of cancellation full refund less $50 administration fee. If less than 14 days notice no refund unless dates booked are fully re-let without loss of income, less a $50 adminsitration fee.

Long Stay (Bookings for 4 weeks or more) If cancelled more than 30 days prior to arrival full refund

less $100 administration fee. If cancelled less than 30 days prior to arrival 1 weeks deposit

will be forfeited.

No refund given for early departure.
